    • What are my voting rights in the Tara Master Association (TMA)?

      One vote per unit/home

    • What restrictions exist in the TMA documents on my right to use my unit?

      Refer to the TMA governing documents:

    • What restrictions exist on the leasing of my unit?

      For units in the Preserve at Tara, the minimum lease is 30 days, not-to-exceed 12 leases per year. Additional restrictions may apply, based on unit address/location.

    • How much are my assessments to the TMA for my unit location and when are they due?

      The annual assessments are due January 1 each year. Refer to the Documents Page for the current year’s budget.

    • Where can I find Estoppel information?

      The Estoppel Information document contains all of the necessary Estoppel information.

    • Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in that association? Also, how much are my assessments?

      If the residence is located within Tara, all but 153 of Tara’s 1,023 properties require membership in the Tara Golf and Country Club (TGCC), a member-owned, self-governed, equity club. Contact the seller of the home for further information.

      If the residence is located within the Preserve at Tara, it is automatically part of the Preserve at Tara Community Development District 1 (CDD). The CDD is a special-purpose, independent local unit of government and is represented by a homeowner’s association of Tara Preserve’s 1,046 residences. An annual assessment is levied by the CDD against all homes in Tara Preserve as a “Non-Ad Valorem Tax” component of Manatee County’s real estate taxes.

      There are other associations within the TMA that also require unit owner membership. Examples include condominium associations within Tara Preserve. Verify based on the unit address and ask the seller of the home for further information.

    • Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?

      No fees other than its assessments are required to be paid to the TMA.

    • Is the TMA involved in any court cases in which it may face liability in excess of $100,000?

      No.

    • What is an “ARC?”

      “ARC” generally stands for “Architectural Review Committee.” An HOA, like the Tara Master Association, has governing documents which require association approval before a member may make a physical improvement or modification to the member’s property or to the association’s common areas. Such improvements and modifications are regulated by the association’s architectural standards. Administering the architectural standards and the application/approval process are tasks which are typically performed by the association’s Architectural Review Committee – in our case, the TMA ARC.
